Building Wall Advertising vs. Billboards: What's the Difference?
5 min read · Updated 2026-08-26
Short answer
A billboard is its own structure built just to hold ads, usually along a highway and usually owned by a big national company. Wall advertising uses the outside wall of a building that already exists, usually at street level in a neighborhood. They are different in placement, how many are available, rules, and often price.
Side by side
| | Billboard | Building wall ad | | --- | --- | --- | | Structure | Built just for ads | Existing building wall | | Typical setting | Highway, busy road | Neighborhood, business street | | Audience | Drivers moving fast | Drivers, walkers, nearby shoppers | | Supply | Limited, often booked up | Grows as more owners join | | Who owns it | A media company | A local property owner | | Rules | Sign code plus state highway rules | Local sign code for that property |
Where each one wins
Billboards win when You need highway reach, coverage across a whole state, or a standard format you can buy in bulk.
Wall ads win when You want to be seen inside one neighborhood, near your own service area, at the speed people actually shop.
What people get wrong
**"Wall ads always cost less."** Not always true. A great wall in a busy area can cost more than a small billboard far from town.
**"Wall ads have no rules."** False. Signs on private property are still controlled. In Denver, most signs on private property need a zoning permit.
**"You can put one on any building."** Also false. Zoning, sign type, size, placement, and the owner's approval all decide it.
Picking between them
Ask where your customers actually are. If they live and drive within a few miles of your business, a wall in that area often does more for you than a highway sign they pass once at 65 mph.
Where This Info Comes From
- City and County of Denver — Sign zoning permits — Denver's page on zoning permits for signs on private property.
- Colorado Department of Transportation — Outdoor Advertising — State rules that can apply to advertising visible from state highways.
Rules change and every property is different. What is allowed depends on the property, zoning district, sign type, size, placement, lighting, duration and the city's current requirements. Always confirm with the city before a campaign goes up. BTS Media reviews these requirements as part of the process and does not claim any location is permit-free.
